Trading Snow for Sunshine
Michigan, Chicago and the greater Midwest are among the biggest sources of new Arizona residents, and many of them land right here in the East Valley. If you’re done shoveling driveways and scraping windshields, you’re in good company.
I help Midwest families relocate to Mesa, Apache Junction, Gilbert, Queen Creek and San Tan Valley. Here’s what to expect when you make the move.
What Changes When You Move from the Midwest
| Michigan & Chicago Area | Arizona’s East Valley | |
|---|---|---|
| Winter | Snow, ice, gray skies | Mild and sunny; patio season runs October through April |
| Summer | Warm and humid | Very hot and dry; AC and shade matter most |
| Property taxes | Illinois and Michigan are known for high property taxes | Generally well below the national average |
| Homes | Basements, brick and siding | Mostly single-story, stucco and tile roofs, rarely a basement |
| Yards | Grass lawns | Desert landscaping, low water use, many backyard pools |
| Neighborhoods | Older established suburbs | Many newer master-planned communities with HOAs, parks and pools |
A tip from a local: your money usually goes further on the house itself, but budget for summer electric bills and HOA dues, which many East Valley communities have.
Where Midwest Buyers Love to Live
- Mesa: the East Valley’s biggest city, with every type of home from established neighborhoods to new master-planned communities in the southeast.
- Apache Junction: more space, mountain views of the Superstitions and a slower pace, popular with buyers who want room to breathe.
- Gilbert: family-focused suburbs, strong schools and a lively downtown Heritage District.
- Queen Creek and San Tan Valley: newer homes, larger lots and lots of new construction, often at a lower price than closer-in suburbs.
- 55+ communities: active-adult neighborhoods across the East Valley, a favorite for Midwest retirees and snowbirds. See my 55+ Communities guide.
You’ll Feel Right at Home
- Cubs fans, rejoice: the Chicago Cubs hold spring training at Sloan Park in Mesa, and the White Sox train in Glendale on the west side of the Valley.
- Plenty of fellow Midwesterners: Mesa and Apache Junction have long been winter homes for snowbirds from Michigan, Illinois and the upper Midwest, so you’ll meet neighbors from back home.
- Easy trips home: Phoenix Sky Harbor has nonstop flights to Detroit and Chicago, and Phoenix-Mesa Gateway Airport in Mesa offers additional routes.
- Winter visitors welcome: if you want to start as a snowbird before moving full time, I can help you find a seasonal home or a lock-and-leave property.

Moving from the Midwest: FAQ
Is it hard to adjust to Arizona summers?
The dry heat feels different from a humid Midwest summer. Most locals plan outdoor time for mornings and evenings in summer, and enjoy the outdoors all winter long.
Do Arizona homes have basements?
Rarely. Most East Valley homes are single-story or two-story slab-on-grade construction, so plan on garage or closet storage instead.
