Whatever brought you here, welcome. Arizona — and specifically the East Valley — is one of the best relocation decisions a California family can make right now. But there are things you need to know before you buy. Things that will save you money, prevent surprises, and help you find exactly the right home for your new Arizona life.
Why Californians Are Moving to Arizona in 2026
The numbers are clear. Arizona had a net migration rate of 7.1 new residents per 10,000 existing residents in 2025. Chicago, Seattle, and Los Angeles are currently the top three metro areas sending buyers to the Phoenix Metro. But California buyers are unique because they often have one major advantage — significant equity from their California home.
The drivers are consistent across nearly every California buyer I work with.
Housing Cost — The Big One
The median home price in California sits around $800,000 as of early 2026. In the East Valley, the median is $455,000-$665,000 depending on the city — and that gets you significantly more space, a newer home, and a larger lot. I have worked with California families who sold a 1,500 square foot home in Orange County for $900,000 and bought a 3,000 square foot home in Gilbert with a pool, a 3-car garage, and a large backyard for $650,000. That is a life upgrade most people do not believe is possible until they experience it.
Income Taxes — A Massive Difference
California’s state income tax tops out at 13.3% — the highest in the nation. Arizona has a flat income tax rate of 2.5% on all taxable income — one of the lowest flat rates in the country.
On a household income of $150,000:
California income tax: approximately $10,991
Arizona income tax: approximately $3,750
Annual savings: $7,241 — every single year
Property Taxes
Arizona’s effective property tax rate averages around 0.46%-0.65% compared to California’s average of around 1.1%-1.25% (and California’s Prop 13 only helps long-term owners — new buyers get assessed at full current value).
On a $650,000 home:
Arizona annual property tax: approximately $3,000-$4,200
California annual property tax: approximately $7,150-$8,125
Cost of Living
Arizona’s overall cost of living index sits at approximately 106 — just 6% above the national average. California’s cost of living index is approximately 151 — 51% above the national average. Groceries, utilities, gas, vehicle registration, childcare — all meaningfully less expensive in Arizona.
Vehicle registration alone is a real shock to California transplants. Arizona vehicle registration averages $50-$150 per year. California averages $500-$800 per year.
What to Expect About Arizona That Surprises Californians
The Heat — Let’s Be Honest About This
Arizona summers are genuinely extreme. Phoenix Metro temperatures regularly exceed 100 degrees from June through September. Triple digits for 100+ days per year is the norm. Temperatures of 110-115 degrees are not unusual.
This is the most important thing I tell every California buyer. Visit in July before you commit. Do not move here in October when the weather is perfect and convince yourself you have fully experienced Arizona.
For most people who relocate here the heat becomes manageable because you adapt your lifestyle to it. Mornings and evenings. Air-conditioned everything. Desert landscaping that is beautiful and low maintenance. And Arizona winters are genuinely spectacular — December through March is some of the best weather anywhere in the country.
Your summer electric bill will be higher than your California bill. A 2,500 square foot home in the East Valley during July and August can run $300-$600 per month in electricity depending on the age of the home and HVAC efficiency. Factor this into your budget.
No Ocean
This sounds obvious but I mention it because it matters more to some California buyers than they expect. Arizona has no coast. If salt water, surfing, or beach living is a core part of your identity — visit extensively before committing. San Diego is about a 6-hour drive from the East Valley. For some people that is fine. For others it is a dealbreaker.
Car-Dependent Lifestyle
The East Valley is not walkable in the same way coastal California urban areas can be. You will drive. Most errands, dining, and entertainment require a car. The infrastructure is excellent — freeways are wide, traffic is manageable compared to LA or the Bay Area, and parking is almost never a problem. But if you currently walk to restaurants and coffee shops in a California beach town, adjust your expectations.
The Lifestyle Payoff
What Arizona offers in exchange is space, community, sunshine, and financial breathing room. Buyers consistently tell me that the biggest surprise is how much they love the East Valley’s lifestyle once they are actually living it. The master-planned communities are genuinely excellent. The schools are strong. The outdoor recreation — hiking, mountain biking, golf — is extraordinary. And the restaurants, entertainment, and cultural amenities have grown significantly over the past decade.
What to Know About Buying in the East Valley as a California Transplant
Move Quickly on the Right Home
California buyers sometimes bring a California mindset to Arizona home shopping — expecting bidding wars and needing to act instantly. The East Valley in 2026 is a buyer’s market with homes averaging 55-90 days on the market depending on city and price range. You have more time than you think. Use it to get educated about the neighborhoods rather than rushing into a purchase.
Understand the Different Cities
Gilbert, Chandler, Queen Creek, Mesa, Tempe, San Tan Valley, Apache Junction — these are not all the same. They have different characters, price points, commute times, and school districts. Do Not Overpay Based on California Prices
Some California buyers arrive with the mindset that everything seems cheap compared to back home and lose their discipline. A $650,000 home is a significant purchase in Arizona too. Use comparable sales data, not California price anchoring, to evaluate whether a home is fairly priced.
Get Pre-Approved Before You Travel
If you are flying in to look at homes, be pre-approved before you arrive. Nothing is more frustrating than finding the perfect home and not being in a position to move on it.
Consider Renting First If You Are Unsure
If you are not certain about which East Valley city is right for your family, renting for 6-12 months before buying is a legitimate strategy. It lets you experience different neighborhoods, understand the commute patterns, and feel confident before committing to a purchase.

Consistently rated one of the best places to live in America. Master-planned communities with resort-style amenities. Top-rated schools in the Higley, Gilbert Public, and Chandler Unified school districts. Heritage District downtown with great restaurants and weekend events. Median home price $550,000-$625,000.
Chandler — For Tech Professionals and Proximity to Employers
Home to Intel, PayPal, Wells Fargo, and a major technology corridor. The #1 rated school district in the Phoenix Metro — Chandler Unified. Prices down 7% in 2026 — a genuine buyer opportunity. Median home price $450,000-$550,000.
Queen Creek — For Families Who Want Space and New Construction
Fastest growing city in the East Valley. Large lots — standard subdivisions offer 7,000-10,000 square foot lots and larger. Brand new master-planned communities. Best school district in Maricopa County according to the Arizona Department of Education. Median home price $640,000-$665,000.
Mesa — For Buyers Who Want Value and the Best Selection
Most affordable major East Valley city. Largest school district in Arizona with extraordinary specialty programs. More housing variety than any other East Valley city. Mesa is the most underrated city in the market and smart buyers know it. Median home price $350,000-$500,000.
Tempe — For Young Professionals and Urban Lifestyle Seekers
Closest to the urban energy that California buyers sometimes miss. Tempe Town Lake. Arizona State University energy. Best restaurants in the East Valley. Light rail access. Median home price $450,000-$700,000.
Practical Steps for Your California to Arizona Move
1. Research the cities thoroughly — do not just pick the one you have heard of
2. Visit multiple times at different times of year — including summer
3. Get pre-approved for your Arizona mortgage — lenders will want to verify employment and income
4. If selling a California home — coordinate the timing carefully with your Arizona purchase
5. Work with an East Valley realtor who understands what California buyers need and what surprises them
6. Budget for your first summer utility bills — they will be higher than you expect
